How & when do we make properties available for booking?

You can book vacations as far out as 13 months.

We receive questions about how and when we make our properties available for booking. We wish it were simple, but it is not. We are going to explain it below but if you have questions, please give our Travel Advocates a call and they will go over it with you.

Our inventory of properties falls into two categories:

1) The inventory that will be part of the 13-month rolling properties.

2) New or returning properties that we are adding to the inventory that are not always available in the full 13 month rolling process.

Understanding the Process and the Differences

If you are looking for a specific property it will be key that you understand these details. 

Not all properties will be available 13 months in advance. Approximately 70% of our properties are available in the 13-month rolling release. Roughly 30% of our properties do not fit the 13th month process due to the timing of getting leases negotiated and signed with our partners.

The areas where we have SOME properties on leases, and we do not control include Coastal Virginia, Coastal North Carolina, Florida West Coast, Arkansas, Mississippi, North Carolina Mountains, Maryland Eastern Shore, Delaware, Costa Rica, and New Jersey.

The areas where we have ALL properties on leases, and we do not control include Massachusetts, Southern Florida, Florida East Coast, New Orleans, Northern Arizona, St. Maarten, Italy, Dominican Republic Jamaica and Maine.

As new or returning properties are signed and added to the Travel Advantage Network inventory, either for the next year or season, the initial launch will happen on Tuesdays and the inventory will include all that is available in the 13-month window to align with the rest of the inventory.  From there, if there is additional inventory past the initial launch, it will be added monthly as per the 13-month inventory which is explained below.

For the properties that are included in the 13-month rolling release, we will release the 13th month of those properties and units on the first Tuesday of each month.  

How we handle seasonal markets and leases that are not a part of the 13-month rolling inventory

In the areas where we have all or a significant portion of the inventory NOT on the 13-month rolling release process, we can only commit to windows of time that we expect to release those properties.  The reason for this is that this inventory is procured through third-party companies that have their own timelines that do not align with our own.
